To be registered as a building practitioner in domestic building work, a person has to have the required knowledge, skills and experience. Domestic building work is work that includes construction, improvement, renovation and maintenance of a home. A home, in this case, is a residential premise, which consists of a section of a commercial building or industrial premise used as a residential premise. Various premises may not be considered a home. These premises include caravans or vehicles used as a residence, motels, residential hotels and clubs, hospital accommodations and nursing homes among others. You can either be registered in the class of an unlimited domestic or home builder, a limited domestic builder, a domestic builder (manager) or a project manager (domestic).

Unlimited Domestic Builder

When registered in the class of an unlimited domestic builder, your responsibilities will include carrying out, managing or organising all aspects of domestic work that entails construction, improvement, renovation and maintenance of a home. The Building Code of Australia has outlined the different class of buildings you will be responsible for, which are classes 1, 2, 4 and some class-10 buildings.

Limited Domestic Builder

When registered in the class of a limited domestic builder, your responsibilities will include carrying out, managing or organising the limited class of domestic work indicated in your certificate of registration. What are these limitations?

You can be limited to kitchen, bathroom and laundry renovation, bricklaying and blocklaying, carpentry, gates and fences, cabinet making and stair construction. Also, you can be limited to private bushfire shelters, non-habitable building structures, retaining walls, painting and decoration, sheet plastering, solid plastering and rendering, wall and floor tiling work.

A limited domestic builder can also be limited to insulation work, glazing work, waterproofing, floor finishing and covering, erection of poles, masts and antennas, attaching external fixtures, roof tiling, re-stumping and re-blocking, framing, footings and slab work among others.

Domestic Builder (Manager)

If you were registered in the class of a domestic builder (manager), your responsibilities included managing or organising for a registered building practitioner to carry out construction, improvement, renovation and maintenance of a home as indicated in their certificate of registration. However, this is no longer the case, and practitioners no longer have the option to register under domestic builder (manager). They are required to register under the class project manager (domestic) as the scope of work aligns.

Project Manager (Domestic)

When registered under the class of a project manager (domestic), your responsibilities will include managing or organising for a registered unlimited or limited domestic builder to carry out construction, improvement, renovation and maintenance of a home as indicated in their certificate of registration. A project manager (domestic) cannot carry out building work, neither can he or she engage an unregistered builder.
